- There is a Fire pit in common area and can be used by all guests in following with local ordinances, so yes as long as there’s not a burn ban prohibiting.
Do your spaces have picnic tables?
- Yes, we have a picnic table at each spot.
Is there cable TV?
- Not as of now it isn’t offered to the area, but you can get personal satellite or local San Antonio stations come in good.
Is wifi unlimited?
- Yes, we have unlimited wi-fi.
What is check-in time?

Can I bring my pet?
- Yes we are pet friendly as long as your pet is friendly and well watched and picked up after.

Helpful Tips
From San Antonio
- Take Hwy 281 S until it turns into Hwy 37 S stay on until exit 117 turn right on FM- 536 follow to 281 intersection take a left onto 281 S.
- Continue 1.9 miles and make a U-turn. The park will be on the right in 0.2 miles.
From Corpus Christi
- Take I-H 37 N towards San Antonio, take exit 103 onto Hwy 281 N towards Pleasanton, continue north until you reach the destination on the right.
Rules
Check-In Procedure
- Check-in time: 3:00 pm (though we work with our guests as best we can).
- Check-out time: 11:00 am (though we work with our guests as best we can).
- We strive to be a peaceful, quiet, family-friendly RV park.
- All rules are to be respectful of our property, your neighbors, and their property.
- All guests must register upon arrival.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
RV's
- Only one RV and (2) vehicles per site unless previously approved by office management.
Alcohol
- Alcoholic beverages are permitted if used legally and responsibly.
- Dispose of all containers (cans, bottles, cups, etc.) in the dumpster immediately.
- Drunken and disorderly conduct is not tolerated. Law enforcement may be contacted.
- Management may restrict alcohol in common areas at any time.
Drugs
- Illegal drugs, obscene language, disruptive or vulgar behavior will lead to immediate expulsion without refund.
- Possession, sale, or manufacturing of illegal drugs or paraphernalia is strictly prohibited and will be reported to law enforcement.
Quiet Hours
- 9:00 pm to 8:00 am.
- Repeated disturbances may result in expulsion without refund.
- No loud music, parties, or other disruptive noises.
Prohibited Activities
- Extended vehicle idling, running generators/motors, trespassing, cutting trees, bonfires, intrusive lighting, makeshift clotheslines, soliciting, or commercial activity.
Fire Use Guidelines
- Cooking fires must be in contained units and follow local fire codes.
Code of Conduct
- No harassment or interference with other guests or management.
- Drugs, weapons, fighting, lewd conduct, reckless driving, and speeding are not permitted.
- Selling, advertising, or distribution of any product, including alcohol, is prohibited.
Shared Space Etiquette
- Keep common facilities tidy.
- Notify management if they need attention.
Occupancy & Visitors
- One family unit per RV site unless approved by management.
- Rates cover 4 people max, 1 RV rig, and 1 auxiliary vehicle.
- Additional occupancy must be approved and charged accordingly.
- Subletting is prohibited without written permission.
- Guests are responsible for their visitors’ actions.
- Rule violations by guests or visitors will result in removal.
- Damages must be paid by the responsible party.
Parking & Vehicles
- Park only on gravel/paved roads.
- No grass or empty RV spaces.
- Unauthorized use will incur charges.
- No big rigs allowed.
- No parking of trailers/equipment without approval.
- Overflow parking is available for extra vehicles with approval.
- Unregistered vehicles will be towed at the owner’s expense.
Pet Policy
- Pet-friendly with pre-approval and listing on the guest application.
- Pets must be inside or attended to at all times.
- No off-leash or unattended pets.
- Aggressive behavior or excessive barking will result in the removal of the animal.
- Pick up solid waste, bag it, and dispose of it in the dumpster.
- Pets may not become a nuisance or a threat to others.
- No aggressive dogs are allowed. It is your responsibility as a guest to pick up after your pet and place all solid pet waste in a plastic bag and throw it in a dumpster.
Rate Plans & Payments
- Payments via check, money order, or card.
- Payment due by the 1st of each month.
- A $25 late fee applies after the 3rd; $5/day thereafter.
- Short-term stays include electricity; monthly stays are billed separately.
- No tenant/landlord relationship.

Rig Condition
- Service may be refused based on rig condition.
Site Maintenance and Permitted Items
- Keep outdoor items neat.
- Permitted: plants, grills/smokers, lawn furniture.
- Site must be neat, clean, and sanitary.
- No grass damage, stakes, or satellite dishes (except on tripods).
- Prohibited: large rugs, mats, deck structures, pools, trampolines, playground equipment.
Maintenance and Landscaping Guidelines
- Weed trimming may be skipped if the setup obstructs access.
Vehicle Washing Policy
- No power washing; use the bucket method only.
Sanitation and Waste Disposal Rules
- No heavy chemicals.
- Use dumpsters for trash and keep the area clean.
- No flushing of anything other than RV toilet paper.
- No wipes, feminine products, body wipes, baby wipes, or paper towels of any kind.
Safety
- Children must be supervised at all times.
- Parents must be with their children at all times.
- You and only you are responsible for the safety of your children.
- We at David’s RV park assume no responsibility for injury, accidents, or losses from any cause.
- Guests are responsible for children’s and pets’ behavior and damages.
Driving Regulations
- Only licensed drivers may operate vehicles in the park.
Speed Limit
- Max speed: 5 mph.
Grounds and Roadway Regulations
- No parking/driving on grass or roadway.
Liability and Insurance Policy
- Guests are encouraged to carry personal insurance.
- Davids RV Park is not liable for losses/damages due to natural events.
Smoking Policy
- Smoking is allowed, but dispose of cigarette butts properly.
Fireworks
- Fireworks and hazardous materials are strictly prohibited.
Firearms
- No open display of firearms.
- No hunting, shooting, or trapping.
- Compliance with all local, state, and federal laws required.
Zero Tolerance Policy
- If law enforcement is called for anything other than fire/medical, you will be asked to leave immediately without a refund.
Trash
- Trash must not be left outside but deposited in the dumpster in bags immediately.
- Empty trash daily and keep your site clean.
- Bag and tie all trash.
- Break down boxes.
- Take trash directly to the dumpster—do not leave bags outside.
- Only household trash allowed.
- Prohibited: furniture, tires, batteries, oil, hazardous materials.
- Violations result in fees and removal from the property.
Utilities & Wi-Fi
- Water, trash, sewer, and internet are included in some rate plans.
- Misuse of utilities may incur fees.
- All utility connections must be in like-new condition.
- No extension cords, auxiliary A/C units, space heaters, cheater boxes, or pigtails.
- Permanently installed indoor washers/dryers allowed.
- Sewer and water connections must be leak-free with a positive seal (collar/donut required).
Campground Disclaimer
- David's RV Park is a service-oriented outdoor hospitality business.
- We do not have a tenant/landlord relationship with guests.
- We assume no responsibility for injury, accidents, thefts, or any other losses.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
