Montebello Camping & Fishing Resort in Montebello, VA, offers 38 full-hookup RV sites, 7 cabin and cottage rentals, and 17 tent sites, with 30 and 50-amp service and room for rigs up to 40 feet.
Sites are labeled by exactly what they deliver: 30-amp water and electric, 30-amp water/electric/sewer, and 30/50-amp water/electric/sewer. Each comes with a fire pit and picnic table, in back-in and pull-thru configurations. Laundry, a general store, firewood, a dump station, and a pavilion handle the practical side. Pets are welcome. Cell service in this part of the Blue Ridge is limited, which is worth planning around rather than being surprised by.
Fishing is the anchor — the resort has both a lake and a pond stocked for it — with kayaking, swimming, biking, picnicking, and birding filling out the days. Wine tasting is nearby.
Montebello sits high in the Blue Ridge Mountains of Nelson County, less than three miles from the Blue Ridge Parkway, with adjacent trails climbing well above the campground.

What is the Best Way to Get to Montebello?
- If you are traveling with a camper or RV, we recommend traveling the Blue Ridge Parkway and exiting at milepost 27 using the Route 56 East exit.
- Turn left, and our campground is just 2.5 miles away.
- Route 56 East and 56 West is a fairly curvy and steep road.
How Far Away is the Closest Large Grocery Store?
- About 25-30 miles.
How Much Does It Cost to Fish in the Fee-based Trout Ponds?
- There is no charge for fishing in the Trout Pond, but you have to keep what you catch.
- The Rainbow Trout is sold by the pound. There is no charge for fishing for bass, catfish, bluegill, and trout in our four-acre campground lake if you are a guest of our resort.
Do the Campsites Have a Fire Ring?
- Yes, each site has a campfire ring and a picnic table.
Does Your Country Store Carry Groceries?
- Yes, our store carries a variety of groceries; canned and dried goods, chips and snacks, drinks, dairy, a small selection of meat and produce, as well as flash-frozen trout fillets and beef patties.
- We also offer a nice selection of local craft beer, cider, and wine.
- We sell camping, hiking, and fishing supplies, gas, ice, firewood, souvenirs, gifts, homemade goodies, as well as wildlife and lodge decor.
What Are the Average Day/night Temperatures?
- Well, it can vary.
- Summer months average 85 for highs and 55 for lows.
- Winter months average 45 for highs and in the teens for lows.
- However, we have seen it reach below zero in winter, above 90 in the peak summer months, and then snow in April, so you never know up here on the mountain.
Do You Have a 50-amp Service?
- Yes, we have a select number of sites with 50-amp service.
Do You Allow Pets?
- Yes, we allow pets in the campground. They must be kept on a leash at all times and cleaned up after.
- We allow pets in two of our cabins, the Lakeview Cabin and the Mt. View Cabin B.
-A $50 non-refundable pet fee is required, per pet, with these cabin rentals (two pets maximum).
Can We Bring Our Own Firewood?
- The transport of firewood is a primary cause for the spread of certain harmful pests.
- That is why we ask that you do not bring your own firewood to the campground.

- Quarantines have been issued by the Virginia Department of Agriculture and Consumer Services to restrict the movement of firewood from pest-affected counties.
- There have also been federal quarantines in Virginia for three insect pests.

Rules
Registration and Arrival
Check-In Procedure
- Check-in time: 3 p.m.
- Check-out time: 11 a.m.
- Upon arrival, all guests must check in at our Country store.
- Late check-out and early check-in must be approved in advance.
- Additional fees may apply.
- Campers, visitors, and overnight guests must register and pay any applicable fees upon arrival.
- While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement.
Pet Policy
- Pets are welcome in the campground, on a leash.
- Pets should not be left unattended.
- Please pick up after your pet.
- A $35 non-refundable pet fee, per pet, is required for cabin rentals where dogs are allowed. (2 pet maximum.)
- For the safety of our guests, all pets must be kept on a leash at all times.
Traffic & Vehicle Guidelines
- The speed limit along all roadways is 10 mph.
- Only 1 tent (and 1 vehicle on park-at sites) is allowed on primitive tent sites; no exceptions.
- 2 tents, or 1 camper and 1 tent, are allowed on sites with hookups.
- 1-2 vehicles are allowed on sites with hookups as long as they do not obstruct roadways or infringe on the space of adjacent sites.
- Additional parking is available at the country store.
- Golf carts, motorbikes, mini bikes, and ATVs may not be operated in the campground area.
- This does not apply to motorcycles used for transportation.
- Washing of vehicles or campers is prohibited.
Campsite & Facilities Use
- Return picnic tables to their original location before you check out.
- Campfires are permitted in fire rings only and must be attended to.
- Cooking grills are not allowed on tables.
- Firewood is available at the store.
- A dishwashing sink is available in the laundry room, rear of the comfort station.
- All wash water and sanitary water must be disposed of at the dump station.
- "Grey Water" may not be dumped on the ground.
- Please use the trash receptacles provided.
- Extra trash bags are available at the Country store.
- Common or public areas (lake area, fields, trails, roadways, comfort station, etc.) are "Alcohol-Free”.
Trees & Natural Resources
- Standing trees are protected.
- Do not chop, cut, drive nails into, saw, or harm any standing trees, living or dead.
- Help yourself to downed trees.
Fishing & Swimming
- Fishing in campground lake is for campers, visitors & overnight guests only.
- Fee fishing for trout is available in the trout pond at the country store.
- Please register before fishing.
- Swimming in the campground lake is allowed.
- Swim at your own risk, no lifeguard on duty.
Bicycles & Safety Equipment
- Bicycles are permitted on designated roadways from 7:00 am to dusk.
- Bicycle riding is not permitted after dark, regardless of the lighting on the bicycle.
- Helmets are strongly suggested but must be worn by anyone under the age of 18.
Children & Supervision
- Parents/guardians are responsible for the actions and safety of their own children and visitors.
- Children under the age of 13 must have adult supervision at all times.
Behavior & Conduct
- It is each registered camper's responsibility to make sure that their visitors and guests comply.
- Failure to do so may result in eviction without a refund.
- Quiet hours: 11:00 pm to 7:00 am. Your neighbors will appreciate your cooperation.
- Anyone creating a disturbance or failing to comply with these rules will be evicted, without refunds.
- Firearms and fireworks are prohibited and may not be discharged on the resort property.
Rates, Reservations & Policies
- Rates are subject to change without notice.
- Therefore, advanced reservations made in the off-season may increase.
- Should we increase our rates, the current rate will apply at the time of check-in.
- We do not require the damage deposits for cabin rentals.
- If any damage occurs or if cabins require excessive cleaning, we will determine the necessary charges and apply those costs to the credit card provided at the time of your reservation.
- Evidence of smoking any type of substance inside cabins will result in an automatic $100 charge and is grounds for immediate eviction, as well as guests being prohibited from making any future reservations.
Liability & Risk Acknowledgment
- Entrance onto the property of Montebello Resort constitutes permission for our staff to photograph anyone while on the premises and to use any resulting photographs for lawful purposes without permission from or compensation to the individual.
- Camping is an outdoor experience, therefore, no refunds will be issued due to the consequences of mother nature.
- Guests assume all risks and dangers incidental to the activity of camping in a rustic outdoor environment including the danger of being injured by insects or other animals, injury from participation in recreational activities (hiking, swimming, etc.), or being injured as a result of inclement weather conditions.
- The campground and its owner, agents, and employees are not liable for injuries, property loss, or damages resulting from such causes.
Property Rights
- We are a privately owned resort.
- We reserve the right to refuse service and will not be responsible for guest injuries or loss of valuables due to guest negligence.
Cancellation Policy
Campground Cancellation Policy
- There will be no refund for no-shows.
- Camping cancellation: if you cancel your reservation more than 7 days in advance of your check-in date, you will be refunded in full, minus a $10 cancellation fee.
- If you cancel your reservation 7 days or less from your check-in date, we will retain a one (1) night fee, and you will be refunded the remaining balance.
- To cancel your reservation, please call the country store at 540-377-2650 during store hours.
- Cabin cancellation: if you cancel your reservation more than 14 days in advance of your check-in date, you will be refunded in full, minus a $25 cancellation fee.
- If you cancel your reservation 14 days or less from your check-in date, we will retain the amount equivalent to your first night stay, and you will be refunded the remaining balance.
- Cancellations will not be accepted via Email, Facebook, or voicemail.
- All Spot2Nite reservations require payment in full at the time of booking.
