Every site is a back-in carrying water, sewer, and electric, with WiFi across the property. Pets are welcome. It's a small, straightforward park — full hookups, all three amp services, and no queue for anything.
There's no recreation program on the grounds, and at 17 sites that keeps things genuinely quiet. What guests get is a level site and easy access to a lot of water and mountains.
Newport sits at the confluence of the Pigeon and Nolichucky rivers in Cocke County, minutes from the French Broad River corridor, the edge of the Cherokee National Forest, and the eastern gateway to Great Smoky Mountains National Park.

Check-In Procedure
- Check-in time: 1pm - 6pm
- Check-out time: 11am
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
RV Requirements
- Only Class A, Class B, Class C motorhomes, fifth wheels, and high-end travel trailers no more than 20 years old are permitted.
- Older RVs may be approved after management inspection
- RVs must be well-maintained, clean, and free of visible damage.
- No homemade units, converted buses, pop-up campers, or other non-traditional RVs permitted.
- All tenants must provide a credit card for incidentals.
Site Standards
- All items must remain within the designated site.
- No storage under or around the RV except in enclosed compartments.
- Outdoor furniture must be upscale, neat, and well-maintained (no mismatched items).
- Only approved landscaping or decorative items are allowed with management’s consent.
- Clotheslines, tarps, tents, or temporary shelters are prohibited.
- Each site must provide its own water pressure regulator.
- Canopies and covers must fit within the site area.
- And be approved by owners.
- Fastening covers requires management approval; no permanent posts are permitted.
- No permanent structures, porches, fencing, or decks without written approval.
- No subletting or overnight rentals of sites.
- Rent is due on the 1st of each month without demand.
- Late payments incur a 10% fee.
Guests & Occupancy
- Maximum of 6 people per site unless otherwise approved by management.
- Only one RV two other vehicle per site unless permitted.
- Guests must park in designated guest parking areas.
Noise & Conduct
- Quiet hours: 10:00 PM – 8:00 AM.
- Disorderly conduct, excessive noise, public intoxication, or disruptive behavior will not be tolerated.
- Any harassment, nuisance behavior, or threatening actions toward other guests or staff will result in immediate eviction without a refund.
- Children must always be supervised.
Pets
- Maximum of 2 pets per site.
- Aggressive breeds are prohibited.
- Barking or disruptive pets will not be tolerated.
- Pets must be leashed and cleaned up after at all times.
Vehicles
- Speed limit is 10 MPH throughout the park.
- Only licensed vehicles and licensed drivers are permitted.
- No vehicle repairs or oil changes allowed on-site.
Utilities & Waste
- Sewer connections must be air-tight and properly secured.
- Only biodegradable, RV-approved toilet paper and chemicals may be used.
- Dumping of gray or black water on the ground is strictly prohibited.
- Trash must be bagged and placed in designated receptacles.
- Recycling is encouraged. No outside trash storage permitted.
- Water , sewer and electric are provided by park ownership.
- Electricity must be placed in the tenant’s name for all monthly or long term rentals; payment is the tenant’s responsibility.
Campfires & Grilling
- Only propane fire pits and grills are permitted.
- No open wood fires except in designated areas.
- Fire pits must be attended at all times and fully extinguished when not in use.
Modifications & Additions
- No structures, porches, fencing, or decks without written approval.
- No satellite dishes or antennas permitted.
Park Amenities
- Amenities (common areas, WiFi, etc.) are for registered guests only.
- WiFi service is available for purchase through local utilities; wireless service is pre- installed for the park.
- Appropriate attire and respectful behavior are required in all common areas.
- Rules posted at each amenity must be followed.
Business Activities
- No business or commercial activity may be conducted from your RV or site without management approval.
- No signage or advertising is allowed on sites.
Management Rights
- Waters Edge RV Resort management reserves the right to refuse service, modify policies, or evict any guest at any time for violation of these rules, without a refund.
- Rules are subject to change to ensure the quality, safety, and enjoyment of the community.

Cancellation Policy
Campground Cancellation Policy
- 100% refund until 3 days prior to check-in.
- 50% percent refund 1 day prior, then the reservation is non-refundable.
- Note: all refund calculations exclude the RoverPass service fees and credit card processing, which are non-refundable.
RoverPass Cancellation Policy
- The platform and processing fees are non-refundable.
- All Spot2Nite reservations require payment in full at the time of booking.
