Hidden Oasis at White Oak Landing in Clifton, TN, offers 4 full-hookup waterfront RV sites with 30 and 50-amp service and room for rigs up to 40 feet.
Every site is a waterfront back-in carrying water, sewer, and electric with site-delivered WiFi. Two things to plan for: six people are allowed per site, and there is no store on the property — come with your propane, food, and anything else you'll need. The grounds are gated and open all year, with a bathhouse, a pavilion, a community fire pit, and both RV and boat storage. Pets are welcome.
A boat ramp and boat docks put guests directly on the water for boating, fishing, kayaking, and paddle boarding, with hiking and picnicking on the grounds.
Clifton sits on a four-mile tree-lined private cove connecting to Kentucky Lake — the Tennessee River backwater of TVA's largest reservoir, with 160,300 acres of warm-water fishing habitat and 2,300 miles of shoreline.

How many people are allowed on a site?
- Six (6) people are allowed per site.
Do you have an on-site store?
- No.
- Please come prepared with your propane, food, and anything else you will need.
- You are allowed to bring any type of firewood.
Is tent camping allowed?
- We do not allow tent camping at this time.
- You will need an RV with a bathroom, as we do not have a bathhouse.
- Each site has a septic system installed.
Can I bring my dog?
- Yes.
- We are very pet friendly, however, you will need to keep your dogs on a leash that is 6 feet or less.
- Dogs cannot be left unattended in the RV if they will bark continuously.
- You are responsible legally and financially for your pet’s actions.
What material is the rv pads and driveway?
- The RV pads and driveways are made of a fine, soft, crushed gravel that becomes very compact.
- This type of gravel is much more comfortable and easy for pets and people to walk on and allows our sites to be level.
Do I need to worry about flooding?
- Kentucky Lake is a part of the Tennessee River and is formed by two dams to the north and south.
- As a result, floods are rare and are controlled by the dams.
- In the event of a flooding event, the river levels rise very slowly so there is plenty of time for us to give warning.
- We or someone in the park will be in contact with you should this ever happen and you need to evacuate.
- If you wish, you can also download the "RiverApp" on your cellular phone and check the river levels on the Tennesse River at Perryville.
- The bridge that crosses the cove before Duck Blind Road floods at 366'.
Are the roads paved?
- Yes, almost all of our roads are paved.
- Feel free to bring your golf cart, bikes, and scooters.
- There is no extra charge for bringing a golf cart.
- Please note that some areas may have gravel paths.
Are there laundry facilities available?
- We do not have laundry facilities at the park.
- However, there are laundromats nearby.
- The closest one is Clifton Coin-op Laundry.
- Other options include Wash + Dry Coin Laundry in Linden, Suds Your Duds in Savannah, and Waynesboro Laundromat in Waynesboro.
- Please check their operating hours before visiting.
Do you have a bath house?
- No we do not.
- We have installed a septic on every site for your convenience.
Where can I park my car, boat or golf cart if I don't want it on my site?
- There is parking near the community pavilions next to the boat launch in the gravel lot.
Can I access the water directly from my site?
- Yes, the waterfront spots allow easy access to the water.
- You can kayak, fish, or swim right from your site.
Where should I dispose of my trash?
- There are dumpsters near the front gate.
- All garbage must be placed in tied trash bags before disposing.
- No dumping of tires, grills, RV parts, or anything not considered standard household garbage.
- A $500.00 fine may be assessed for improper disposal. Please see the map for the location.
Do you have wifi?
- Yes we have wifi.
Rules
Registration and Arrival
Check In Procedure
- Check-in time: 1:00 pm
- Check-out time: 11:00 am.
- Failure to leave by the check-out time could result in a $150.00 charge and possibly the RV being towed at the owner’s expense.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Septic System Use
- No trash or foreign objects are to be placed into the septic pipe.
- No plastics, gloves or anything that could backup the system.
- If foreign objects are dumped and it requires the septic system to be serviced, those costs will be passed on to the guest.
Garbage
- Burning garbage is not permitted.
- Please dispose of cigarette butts properly.
- All garbage must be placed in tied trash bags before disposing.
- No dumping of tires, grills, RV parts or anything not considered as standard household garbage.
- If found dumping nonstandard trash, a $500.00 fine may be assessed.
Dumping of Liquid
- TN State law prohibits the draining of any type of liquid into the ground.
Prohibited
- Use of recreational vehicles/guns, fireworks, etc.
- The use of dirt bikes, ATVs, firearms, BB guns, airsoft guns, paintball guns, or fireworks (except July 4th) is prohibited.

Golf Carts
- Golf carts, side by sides and motorcycles are permitted if following the speed limit of 19 mph and stay only on roadways.
- You must use lights at night and be of legal driving age.
Smoking/Drug Use
- There is zero tolerance for any use of drugs or selling drugs, including smoking marijuana (this is not legal in TN)
- You will be asked to leave immediately and will not receive a refund for any portion of your stay.
- Smoking cigarettes is permitted as long as you are far enough away from all other guests and they are not affected by your smoke.
- Please be courteous to others who may be allergic or have asthma and don’t want to smell your smoke.
- There is plenty of space in the RV park to smoke away from others.
- No smoking of anything else is permitted.
Parking Policy
- No parking or placing any vehicles, boats, rugs, tents, etc on the grass.
- Doing so will kill our grass, and we need to protect our septic systems.
- Max 2 vehicles on your site.
- Please ask about overflow parking spots if needed for a tow vehicle or boat.
Pet Policy
- Pets are welcome as long as you and your pet comply with the regulations.
- Non-aggressive.
- Leashed at all times.
- Never left unattended at a campsite.
- Pet waste is picked up and disposed of properly.
- Owner assumes responsibility for the pet’s actions.
Quiet Hours
- Please follow the quiet hours of 10 pm to 8 am.
- Please be considerate of others during the quiet hours.
- If you are not quiet during these hours, you will be asked to leave the campground without a refund.
- Thank you for understanding and helping us keep our RV park a peaceful place for everyone.
Lights
- No bright lights on at night.
- No music or outside TVs on after 10 pm.
Dumpsters
- Dumpsters for trash are located in the upper storage gravel lot near the gate.

Camp Fires
- Burn only wood in the fire pits.
- Do not burn cans, trash, etc.
- If trash is left in the fire pit, a $100 cleaning fee will be charged to the guest.
Customer Grants and Media Rights
- Customer grants to Hidden Oasis representatives the right to take photographs of my property in connection with the above-identified site.
- Customer authorizes Hidden Oasis to copyright, use, and publish the same in print and/or electronically.
Objectionable Behavior
- Management reserves the right to discharge any person(s), without refund, for failure to abide by the rules or for objectionable behavior.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
