Registration and Arrival Check-In Procedure - Check-In Time: 4 p.m. - Check-Out Time: 11 a.m. - If an earlier check-in is possible, we will notify you immediately. - You will Self Check-in with a Personal Code that will be sent to you prior to arrival. - Any later departure must be approved. - Our cleaning crew is given a short time frame to clean, inspect & prepare the home for the next guest. - Please take this into consideration if you plan to engage in other activities on your departure day. - If you would like to get approved for a late Checkout, please just reach out to us by Call/text, and we will do our best to accommodate. - You may leave linens on the bed for housekeeping. - Please place all used towels and washcloths in the washing machine and start the load. - Unless pre-approved, if not out by 11:30 am on checkout day, a nightly rate fee will be charged to your credit card on file. - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement. Arrival Times - 4:00 PM to 6:00 PM Initial Deposit - At the time of booking, 50% of the reservation balance will be collected. - Payment for all retail items and gift certificates will also be collected. Scheduled Deposit - 7 days before arrival, 100% of the reservation balance will be collected. - If a reservation is booked "last-minute" (within the scheduled time frame), the initial deposit will be collected in addition to the scheduled amount. Credit Card Security - Your credit card information is stored and processed securely. Changing Reservation - Any change or transfer of a confirmed reservation must be approved by Indian Creek Rentals. - Indian Creek Rentals has the right to refuse the change or transfer of a confirmed reservation. Sublet - Guest acknowledges that the unit may not be sublet. - Subleasing shall immediately void any rental agreement with no refund. House Parties and Groups - Minimum age to book is 18. - All house parties are prohibited. - Quiet Hours 11:00 pm to 7:00 am. - Occupancy Limits. Unless otherwise approved, occupancy of the Premises shall be limited to two persons. - Bedding arrangements in the Premises are portrayed only to illustrate possible sleeping arrangements and may not be taken as a representation of permitted occupancy. - Tenant agrees to be responsible for ensuring that the maximum permitted occupancy of the Premises is not exceeded during the term of this Agreement, and should contact the Owner/Agent with any questions regarding permitted occupancy of the Premises. Pet Policy - No pets are permitted unless approved by the Owner prior to arrival. - If approved, please adhere to our pet rules (or additional fees could apply). - Pets must be on flea and tick preventative. - Pets are not allowed in beds nor on furniture. - Pets are not allowed to roam freely into the pastures with the farm animals (for the safety of both your pet and our livestock). - Please do not leave pets in the home freely unattended. Furnishings and Equipment - All homes under Indian Creek Rentals are privately owned. - As a result, we cannot make any changes to the property. - Rate adjustments will not be made for the failure of any appliances or equipment in the rental. - Outside service contractors shall have the right to arrange, inspect, and repair during your occupancy if necessary. - Owner is required to provide the Premises in a fit and habitable condition. - If at the time Tenant is to begin occupancy of the Premises, the Premises are not in a fit and habitable condition and Owner/Agent cannot substitute a reasonably comparable property in such condition, Owner shall refund to Tenant all payments made by Tenant. Departure & Fees - Before your departure, we ask that you please follow our checkout instructions. Rental Home - These can be found in our rental home in addition to being listed below: - Run/wash the dishes (if applicable), return all items to their original place, discard all trash in provided bin (if overflowing, please contact us as we will pick up prior, do not leave trash where bears or other animals can get), start a load of Towels (if applicable), Turn off all lights, lock the door on your way out. - You are responsible for leaving the property in an orderly condition. - Our cleaning staff will arrive to clean and prepare the property for the next guest immediately following your departure. Charges - The following fees will be charged to the credit card on file at management’s discretion: - Excessive cleaning (dirty cookware, spills, etc.): $5 - $50 - Stains (bedding, fridge, carpet, towels, countertops, etc.): $10 - $250 - Smoking (smoke odor, burn holes, ashes, etc.): $25 - $250 - Missing or stolen items: Accordingly Towel, Linens, & Cleaning Supplies - Towels and linens are included in your rental unless stated otherwise. - All beds will be prepared for your arrival. - Daily housekeeping is not included in your rental rate. - If you would like to have additional cleaning services or a daily towel exchange during your stay, we will provide those for an additional fee. - For accidental spills and cleanups, please use rags, not our nice towels or linens. - These usually can be located under the sink cabinet Liability - Indian Creek Rentals is not responsible for personal belongings left behind at the property. - Guests will be asked to cover the Cost of Shipping and may be charged a convenience fee of $10 if they request us to package and return the items left behind. - Neither the owner nor the manager is liable for personal injuries or stolen items. - Tenant and guest hereby agree to make restitution for and hold harmless Indian Creek Rentals, their employees, contractors, and property owners from lost, damages, claims, judgements, liabilities, or any causes whatsoever, which the owner would be otherwise held responsible for arising from any injury or death to persons or property; or any claim on account thereof resulting from tenants or guests use of premises or tenant or guests failure to comply with this agreement. - This applies either in or about the occupied property or elsewhere. Guest Responsibility - The guest whose name appears on the confirmation is responsible for all the terms and conditions set forth in this document, their guests, or others who may share the rental unit during their term of occupancy. - The parties acknowledge that electronic communication may be used for notices, communications, or documents, which may be transmitted electronically to any email address, cell phone number, or fax number used by the parties during the course of their stay. - Any notices required or authorized to be given hereunder or pursuant to applicable law may also be mailed to the Tenant’s address or hand delivered to the Tenant at the address of the Premises and to the Agent at the Agent’s address. - These terms and conditions apply to all properties and are not subject to modification. - Guests must be at least 18 years of age to occupy the premises. - Guests are advised that credit cards may be subject to additional fees as stated in these rules.
