The 18 cabins—14 of which sit directly on the Pemigewasset River—provide the one and two-bedroom configurations with fireplaces for the cool White Mountain nights, screened porches where the river sound creates the sleep environment that Lincoln's lodging competition charges extra for, full kitchens with the equipment for self-catering the week's meals, and the WiFi and flat-screen TVs that the modern cabin guest requires regardless of how completely the mountain setting absorbs the daytime hours. - Should there be any additional fees or surcharges associated with this, guest(s) will be informed prior to entering their rooms.
- If the office is closed upon arrival, we will provide contactless check-in.
- An envelope with your name and key will be left in the black mailbox by the front door.
- Within your room, you will find an informational sheet that should answer any questions regarding the property.
- Check-out: Any time before 10:30 AM.
- Late check-outs are offered to guests based on availability and cannot be guaranteed.
- Should there be any additional fees or surcharges associated with this, guest(s) will be informed prior to exiting their rooms.
- Upon exit, please leave any wood that has fully burned and ensure all lights are turned off and that cabin doors & windows are fully closed.
- Please leave your key(s) in the black dropbox outside the front office door any time before 10:30 am.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Pricing
- The price listed is reflective of the room only and is exclusive of any government taxes applicable. Meals and other services are available at an extra cost. The price of a room is subject to change.
Booking
- The person who is named on the reservation is financially responsible for the entire reservation, including any add-ons or damages that might occur during your stay.
- Cabin descriptions outline the number of adults and the number of children that can be accommodated at one time.
- Rates are based on double occupancy to include 2 adults and children.
- Additional adult guests are $20.00 per person, per night.
- We ask that overnight guests not exceed the number of persons registered during the booking.
- All non-registered guests will be asked to leave the property.
- A 50% non-refundable deposit is required at the time of booking, and full payment will be processed 14 days prior to your arrival. Your credit card information is stored and processed securely.
Deposits / Scheduled Payment
- To secure your reservation, a 50% non-refundable deposit is required at the time of booking.
- The remainder of the reservation balance will be processed 14 days prior to your stay.
- If a reservation is booked within 14 days of the planned arrival, the full reservation balance is due upon booking.
Same-day Bookings
- Same-day booking’ is offered to guests based on availability and cannot be guaranteed, with the full reservation balance due upon booking.
- Upon ‘same-day booking’ staff approval, guests will be sent the Pemi Policy and are required to read, acknowledge, and sign. Failure to do so will result in a canceled reservation.
- In addition to the Pemi Policy, ‘same-day booking’ guests will also receive instructions for check-in, as this may differ from standard practices.
Children
- Children are welcome with an accompanying adult. Children aged 17 and under stay free.
Pets
- Pets can be accommodated for $20 per pet, per night, plus tax. The following policies apply:
- Pet(s) needs to be added to your reservation, along with pet name, description, and size.
- Pet(s) must weigh under 100 pounds & be up to date on all vaccinations.
- Pet(s) owner/guardian is liable for any and all property damages made by the pet.
- Pet(s) owner/guardian is liable for any incurred bodily injury made by the pet.
- Pet(s) owner/guardian is responsible for picking up pet waste and placing it in the ‘Dog Waste’ can be located by the main building.
- If the waste is not cleaned, there will be a $100.00 cleaning charge which will be applied to your stay.
- Cat accidents will result in a $250.00 cleaning charge which will be applied to your stay.
- Pet(s) must be leashed at all times.
- Our neighbors, including Whales Tales, are not for walking your pet to relieve themselves. Please respect them.
- Do not leave pet food on screen porches - it will attract wildlife.
- If your pet has an accident, please contact the staff and we will provide appropriate cleaning materials.
Housekeeping
- After a two-night stay, new towels & linens will only be provided upon request before noon, excluding Saturdays.
- If you are staying in a room and use the kitchen/kitchenette, please wash all dishes prior to check-out and remove food from the refrigerator. In other words, leave it the way you found it.
- Failure to leave the kitchen as you found it will result in a $100.00 minimum cleaning fee, per room.
Hot Water
- All hot water comes from the wood-fired boiler & can take several minutes to arrive at your cabin. Turn the water on from your bathroom sink before turning on the shower and let it run until it gets hot.
- Please understand that this may take a few minutes, especially for the cabins on the far end of the property.
Trash Removal
- In an effort to keep bears safe & away from the property, please be sure to leave all trash inside your cabin.
No-smoking
- Smoking and Vaping are prohibited inside the cabins, the screened-in porches, or on the playground.
- Please use smoking urns to dispose of cigarettes.
- No smoking within 25 feet of lodgings. Failure to adhere to this rule will result in a $250.00 smoking charge which will be applied to your stay.
Firewood / Firepits
- Firewood and kindling are available for purchase on the front office porch – 1 bundle for $7.99, 2 bundles for $15.00, and 3 bundles for $20.00.
- While using the firepits, please respect the other guests by keeping voices & music at a reasonable volume after 10 pm.
- Please do not burn anything other than wood (no beer cans, garbage, etc.).
River Access
- Stairs down to the river are located between Cabin 8 & Cabin 9 and are for all guests. Please use it at your own risk.
Damage To Property
- Guests will be held responsible and charged accordingly for any loss or damage to the lodgings/property caused by themselves, their guests, their pets, or any person for whom they are responsible.
- There is a $30.00 fee for lost or damaged TV remote controls.
Guests Personal Belongings
- Management is not responsible for theft, damage, or loss of personal belongings. It is recommended that guests lock their units when not in the vicinity or in use.
- If you leave an item behind and it is found by staff members, the item can be returned via mail. There is a $25.00 minimum mailing cost, which will be incurred by the guest.
Management's Rights
- It is agreed that the guest will conduct himself/herself in a respectable manner, not to provide any disturbances to other guests, and will not cause any nuisance or annoyance within the premises.
- Management has the right to request any guest to vacate his/her room or other areas of the property forthwith, without previous notice. The guest shall be bound to vacate when requested to do so.
- If our policy is not followed you will be asked to leave without a refund.
Signed Policy
- Before your stay with Pemi Cabins is secured, all guests are required to read, acknowledge, and sign the Pemi Cabins Policy, detailed above. Failure to do so will result in a canceled reservation.
Cancellation Policy
If you cancel at least 30 days before your check in day and time, you’ll receive a 50% refund (minus Spot2Nite fees). If you cancel within 30 days before check in, there will be no refund.
