- If you arrive early, you may start using amenities as early as 11:00 am.
- We will do our best to have your cottage prepared before 4:00 pm.
- Make sure to still check in with our Welcome Center when you arrive.
- A late check-out fee is available for $30, which extends your stay until 1:00 pm.
- The late check-out fee is not an option if your site or cottage is reserved for the same day.
- Please contact the Welcome Center for further details.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Amenity Privileges
- Amenity privileges end at 11:00 am on the day of departure.
Payment
- Payment in full is due at the time of booking.
- Roundabout Oxford accepts Visa, Mastercard, Discover, and American Express.
Age
- Guests must be 21 years old or older to rent an RV site or cottage.
- The guest reserving the RV site or cottage must be present at check-in and occupy the RV site or cottage during the entire reservation period.
Facility Use & Access
- All rules regarding the use of the Roundabout Oxford facilities must be observed.
- Management reserves the right to restrict or deny the use of any of the common facilities if it deems that action appropriate for the circumstances regarding the actions of an RV owner, their family members, or their guests.
Open Year-Round
- Roundabout Oxford RV & Water Resort is open year-round.
Events and Attractions
- Events and attractions have limited availability during non-peak season.
- Specific campsites or cabins may be requested, but are not guaranteed.
Lock Fee
- We do offer you the opportunity to guarantee your favorite campsite or cabin by paying our applicable locking fee.
- If you opt out of the locking fee, you are guaranteed your selected site or cabin type, but not the specific unit number.
- Specific site occupancy is assigned at check-in.
- While Roundabout Oxford will do its best to honor site requests, only the site category can be guaranteed.
- The Resort does offer the opportunity to guarantee a favorite campsite or cottage by paying the applicable lock fee.
Reservations
- We cannot accept reservations that include a Saturday arrival or departure, unless made within 1 week of booking.
- We cannot accept reservations that include a one-night stay unless made within 1 week of booking.
Security
- The resort is staffed with security 24/7.
Number of Vehicles
- 1 Recreational Vehicle/Camper and 2 vehicles are permitted per site (a golf cart counts as a vehicle); extra vehicles must park in the guest parking lot.
- Cottages are allowed two (2) passenger vehicles and one (1) rented golf cart.
- All extra vehicles must park in the overflow guest parking lot near the Welcome Center.
Wristbands
- Wristbands are issued to each guest upon check-in and must be worn at all times to identify yourself as a registered guest.
- These wristbands also serve as your ticket to fun and grant access to the amenities, events, and facilities.
- You may be turned away from an amenity, event, or facility if a secure wristband is not present.
- Let any of our staff know if you need a new wristband, and they will be glad to assist.
- All persons must be identified by name and age in advance and personally receive a wrist band at the time of check-in.
- Damaged wristbands will be replaced free of charge at the Welcome Center or Camp Store.
- Lost or missing wristbands must be replaced, and there will be a charge of the daily resort fee.
- Anyone without a valid wristband will be asked to leave the Resort.
- The sharing of the entry gate code or wristband with anyone not in your reservation will result in removal from the resort.
Quiet Hours
- Quiet hours are 11:00 p.m. to 7:00 a.m.
- All bicycles, scooters, and golf carts must be parked and turned off during these hours.
- Anyone under 18 years of age must be at their site or cabin during these hours, unless accompanied by an adult.
Early Departure
- Fees are not refunded for early departure.
- Guests are expected to occupy the registered site.
Dynamic Pricing
- We have adopted dynamic rates that fluctuate based on occupancy, like other RV Resorts, car rentals, hotels, and the airline industry.
- With dynamic pricing, rates vary based on availability and are subject to change with each search.
Tents, Rugs, and Canopies
- Tent camping is not permitted on the property.
- Rugs or screen canopies on the grass will smother and destroy the grass and are not permitted.
- You are welcome to have a Grove Tent / 10’x10’ canopy tent without partitions.
Conduct & Appearance
- Roundabout is a family-friendly resort.
- We expect all guests to behave in a family-friendly manner.
- Profanity, behaving in a drunk or disorderly manner, line-jumping, or displaying unruly or lewd behavior are considered offensive behaviors that will not be tolerated and are deemed to constitute a public disturbance.
- Any person creating a public disturbance will be deemed a threat to themselves or others and removed from the Resort without a refund.
- Clothing or swimwear that is revealing or has messaging that depicts violence, nudity, vulgarity, or discriminatory language or graphics is not permitted.
- RV owners, their family members, their guests, and or their approved visitors who create disturbance or behave in a manner that constitutes a threat or substantial nuisance to other Resort guests will not be allowed to remain on the Resort premises.
- The decision to evict an RV owner, including family, their guests, or visitors, is solely up to the Roundabout Oxford management.
- Observe and obey all posted signs throughout the Resort.
- Please respect the privacy of other guests by not walking through occupied sites.
Entrance/Exit Gates
- The gates are moving barrier arm gates and close daily.
- Once closed, a gate code is required to enter.
- All vehicles must exercise caution and stop before entering and exiting.
- You are subject to a fine of $200 if you share the gate code with anyone not in the listed guests on your reservation.
No Generators
- No generators may be used while in the Roundabout Oxford.
License & Occupancy Restrictions
- The rental of an RV site or cottage is a revocable license that is exclusive to the person reserving the site or cottage and cannot be loaned, bartered, sold, transferred, or assigned to another person or entity for any reason.
No Short-Term
- No temporary or short-term rentals of RVs are permitted in the Resort.
Selling
- No guests may market or sell any goods or services while at the Resort.
Rates
- The Resort reservation system utilizes the same dynamic pricing policy used by other resorts, hotels, car rentals, and airlines.
- This means that nightly rates will fluctuate based on occupancy demand.
- Rates, seasons, holidays, rules, and policies are subject to change without notice, in the sole discretion of Roundabout Oxford.
- Rates are based upon 4 guests (4 years or older) at each RV site and/or cottage.
- The nightly rate includes access to all amenities for four guests.
- Additional person resort fees apply to each additional guest as follows.
- Our resort fee for additional persons staying on site is $20 per day.
- Children under 4 years of age with a paid adult are free.
Occupancy Limits
- The maximum number of guests allowed per RV site is eight (8), subject to additional resort fees.
- Up to six (6) guests are allowed per cottage (subject to additional resort fees).
Golf Carts
- All drivers must be licensed.
- 21 to rent; 18 to drive.
- Personal golf carts, side by sides, and ATVs are not allowed on the Resort property.
- This is mandated by our insurance, as the ones we do have on the site have a governor on the engine with a maximum speed for maximum safety.
- Only electric carts owned and maintained by the resort may be driven on the premises.
- Anyone driving a rented resort golf cart must be 18 years old or older and have a valid state-issued driver’s license.
- No more than 2 or 4 persons may occupy a Golf Cart at any time, depending on the Golf Cart’s design, and only in seats designed for that number of people.
- Familiarize yourself with and observe all traffic rules and abide by them when using the Golf Cart on the Premises.
- In addition, the following rules also apply.
- Use hand signals when turning or stopping.
- Golf Carts cannot be parked in a fire lane.
- Always park the Golf Cart on level and steady ground with the parking brake on.
- Take the key out of the Golf Cart and chock the wheels when it is not in use.
- Personally owned golf carts are not permitted.
- Golf Carts operated after sunset must have lights on.
- Except for emergencies, Golf Carts are not to be operated during quiet hours (11 pm - 8 am).
- Golf Carts must be operated properly.
- The speed limit for Golf Carts throughout the entire premises is 5 mph.
- Horseplay, racing, or other misuse of a Golf Cart will not be tolerated.
- Golf Carts are to be operated on campground roadways only.
- No driving through campsites or other restricted areas.
- Golf Carts are not allowed on any pedestrian track.
- Golf Carts must be returned to the designated location at the designated time (11 am for Cabins, 1 pm for campsites).
- All Golf Cart passengers must be securely seated at all times when the Golf Cart is in motion.
- You must report any malfunctions of the Golf Cart to Park Management immediately.
- Anyone found in violation of these rules will forfeit all Golf Cart rental privileges.
- There will be no refunds made if the Golf Cart has to be repossessed because of renter misuse.
- Without limiting the generality of the foregoing, violating any of the following rules will be cause for immediate loss of rental privileges and repossession of the Golf Cart with no refund.
- Underage drivers – anyone under the age of 18 operating the Golf Cart.
- Invalid driver’s license or no driver’s license.
- Reckless driving.
- Drinking alcohol while driving or driving under the influence of drugs or alcohol. Per State law, open containers of alcohol are not permitted in vehicles (Golf Carts included).
- Thank you for your understanding.
Electric Vehicle Charging
- Charging electric vehicles (EVs) on the Premises is strictly prohibited, as our circuitry is not rated nor intended to withstand the constant electrical draw that occurs with such use.
- Doing so has the potential to damage our electrical infrastructure, your vehicle, or both.
Alcoholic Beverages
- Public display of alcoholic beverages is not permitted, but you can use a red Solo cup just like the Grove on game day.
- Coozies are also acceptable.
No smoking
- No smoking is allowed in the cottages, bathhouses, or any indoor facilities or outdoor public spaces.
- Smoking is deemed to include cigarettes, cigars, vaping, e-cigarettes, and other rolled substances (including herbal/floral).
Flag Policy
- The following flags are allowed to be displayed at your site and throughout the campground/resort: official NFL, College Sports, official current state flags, Military (including Air Force, Army, Marine Corps, Navy, Coast Guard, POW, MIA, and Veterans), decorative flags (such as holiday, seasonal, or gardening), and the official American flag only in traditional colors and arrangements of red white and blue.
- Political, promotional, and commercial flags or signs are not permitted.
Speed Limit
- The speed limit is 5 mph at all times for all types of vehicles and all locations within the resort.
All Vehicles must be registered
- All RVs, vehicles, and motorcycles must be registered at the office and obtain the appropriate pass.
- RVs, automobiles, and motorcycles must be currently registered, in good running order, and operated by a driver with a valid state-issued driver's license in their possession.
Vehicle Passes
- Vehicle passes must be displayed at all times inside the resort.
- Any vehicle without the required pass may not be operated within the resort and may be towed at the owner’s expense.
Parking
- Parking is allowed on paved surfaces only.
- Parking of vehicle(s) may not infringe on the neighboring or adjacent sites.
- This means that even if someone is not parked in the site next to you, you cannot park your car there in case an RV arrives while you are away.
- As a courtesy, our employees, if so requested, may assist with directing you to your designated Cabin or campsite.
- Regardless of the involvement of our employees, it is your sole responsibility to (a) ensure safe driving to and from the Cabin or campsite, (b) ensure safe parking at the Cabin or on the campsite, (c) confirm that the campsite will accommodate your specific trailer/RV, and (d) not hit any branches, bollards, trees, improvements, other persons or their property, etc. when traveling to or from or positioning your RV at the Cabin or on the campsite (collectively, Parking).
Guest Responsibility & Liability
- Roundabout Oxford is not responsible for damage, injury, or loss to either person or property in connection with the ownership or use of any RV or private vehicle in the Resort.
- Roundabout Oxford absolves itself from any and all liability and responsibility pertaining to loss by fire, theft, weather, Acts of God, property damage, accident, or any other cause whatsoever, and registered guests and guest guests agree to save, protect, and hold harmless Roundabout Oxford from all such liability.
Vehicle Maintenance and Repairs
- Issues such as flat tires, dead battery, leaks, broken windows must be immediately resolved by a qualified repair person, or the RV removed from the resort.
- Vehicle and RV repairs, maintenance (e.g., oil changes, lubes, etc.), and washing RVs are prohibited.
Turn on Lights
- All scooters, bicycles, and golf carts must have lights always turned on when they are moving, whether day or night.
- Any mode of transportation without lights cannot be operated in the Resort.
Vehicle, Trailer & ATV Restrictions
- No boat, utility, storage, or auto trailer may be parked in the Resort without prior written resort management approval.
- Vehicles in violation of these rules may be towed at the owner's expense.
- ATVs and side-by-sides are prohibited in the resort.
Electrical Usage
- Electrical usage is constantly monitored on-site.
- The resort does not allow the charging of personal electric vehicles at any site or cottage.
- Guests are responsible for any damage to Resort property caused by attempting to charge your vehicle.
- Any damage done to your own property is your responsibility.
- If a guest is caught charging a private vehicle at a site or cottage, there will be a mandatory $500 violation fee assessed to the card on file for the guest.
Prohibited Recreational Vehicles & Devices
- Minibikes, go-karts, wheeled toys, skateboards, hoverboards, roller-skates, and remote-control toys may not be operated inside the Resort.
Bicycle
- Bicyclers must be operated/ridden with extreme caution, and adults must supervise minors while operating/riding a bicycle on Resort premises.
- Riding scooters or bicycles at night without lights is prohibited.
- Bicycle riders must obey the same rules of the road as motor vehicles.
Vehicle Noise Policy
- No motorcycles, loud diesel vehicles, or other vehicles with louder-than-normal exhaust may be operated inside the resort.
Illegal Parking, Towing & Fines
- Any vehicle (car, golf cart, watercraft, trailer, etc.) parked illegally is subject to being towed (at the Vehicle Owner's expense) and or locked and fined $150.00, or whatever rate is currently being charged by the local towing company, whichever is higher.
RV Policy
- Roundabout Oxford must approve any RV twenty (20) years old or older prior to making reservations.
- Reach out to us for advance approval.
- No RV or passenger vehicle deemed to be in poor condition (e.g., broken, or cracked windows, flat tires, rusted or badly dented, or in need of paint, or extremely unkept or excessively dirty) will be allowed in the Resort.
- Restored vintage RVs will be considered on a case-by-case basis by emailing current images of the RV to [email protected].
- All recreational vehicles must be currently registered and maintained in good condition and in running order.
- Approved recreational vehicles include the following that are certified by RVIA or similar agency for safety: Class A, Class B, Class C Motor coaches, fifth wheels, hard-sided travel trailers, pop-up trailers, cab-over truck campers, and Toy Haulers.
- RVs that are not permitted, School bus conversions, Cargo Trailers, Living Quarter Livestock Trailers (unless without livestock and interior animal area is clean and free of odor), and homemade campers/trailers (for safety reasons due to building codes required by RIVA and the insurer).
- All RVs must be leveled and supported with the proper equipment when located on an RV site, including chocks on wheels of pulled trailers or fifth wheels.
- An approved fire extinguisher is required in each RV.
Water Rules
- Use of the Swayze River, swimming pools, splash pool, slides, and spas is limited to registered guests and their registered visitors during the posted hours of operation.
- Weather permitting, please visit our hours of operation page.
- Times are subject to change at the discretion of management in relation to weather, occupancy, and the season.
- Swayze River, swimming pools, splash pool, slides, and spa rules are posted at each amenity, which include the following, but are not limited to.
- Children under 2 must wear a swim diaper anytime they are in the Roundabout Circle.
- No baby diapers are allowed in the pool, splash pad, pool slide, or Swayze River.
- Little Swimmers or other appropriate swimwear must always be worn.
- There is a mandatory $500.00 fine to the registered guest for any child or guest of any age who defecates in any of the water features.
- Larger outside flotation devices, including floats and rafts, are not permitted.
- Small floaties for toddlers and infants are accepted and encouraged.
- No food is allowed in any of the water amenities.
- No glass or breakable containers are allowed inside the Roundabout Circle.
- No outside alcohol or food is allowed inside the Roundabout Circle.
- Pets are not allowed inside the Roundabout Circle.
- Certified service animals are allowed inside the Roundabout Circle, but not in the water amenities, as this violates national, state, and local public health regulations.
- Emotional support animals are not allowed inside the Roundabout Circle.
- No running, jumping, or diving is allowed around any of the water amenities, and is grounds for immediate removal from the Roundabout Circle and/or Resort.
- All persons under the age of 14 must have a supervising companion to be in the pools and within the pool and water attraction area.
- Supervising companion is understood to mean a person of appropriate age who is responsible for assuring that the child will comply with applicable rules and regulations.
- It must be understood that there is no lifeguard on duty at any time.
- Swimming is at your own risk.
- Inappropriate Swim Attire, Jeans, cut off pants, under garments, swimwear that is revealing or has messaging that depicts violence, nudity, vulgarity, or discriminatory language or graphics.
- Swim attire with buckles, rivets, zippers, or exposed metal, and other sharp objects, is not allowed on slides or play structures.
- For your safety, certain pools or attractions may need to close during severe weather, such as electrical storms, heavy rain, or high winds.
- If weather causes a closure, every attempt will be made to reopen as soon as it is safe to do so.
- Pool decks and cabanas will be cleared, and guests will be asked to remove their personal items and leave the waterpark area.
- Never swim alone.
- A minimum of two adults, 18 years of age or older, must be present whenever the swimming or waterpark facilities are used by you or your guests.
- In an emergency, you and/or your guests must notify the facility operator and contact help as soon as possible.
Visitor Policy
- RV owners and cottage renter(s) are responsible for the actions of their guests/visitors.
- Guests are people whose names are listed on the reservation and have been issued a valid QR code wristband.
- Visitors are people who are invited to the Resort to visit someone with a valid guest reservation, but who are not staying overnight at the Resort.
- Please check with the staff at the Welcome Center prior to inviting family or friends to visit your RV site or cottage for any amount of time.
- Due to occupancy limits in the Resort, visitors will only be permitted at the sole discretion of the management.
- No visitors will be allowed on High Occupancy Weekends or holidays, such as Easter, Graduations, Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas, and home SEC baseball and football games.
- Visitors must check in with the Welcome Center before entry into the Resort and pay a resort fee as follows.
- $20.00 per adult per day (18 and older).
- $20.00 per child per day (3 and up).
- Children under 3 years old with a paid adult are free.
- Management reserves the right to make changes to this policy at its sole discretion without notice.
- The maximum site can not exceed 8.
- Fee applies per person aged 4+.
- Visitors for the day are 9am - 9pm; overnight visitors depart at check-out time.
Outdoor Living Space
Fires
- Supervised campfires are only allowed in above-ground fire pits provided with each site/cottage.
- All fires must be fully extinguished by bedtime.
- Do not use fire rings to burn trash or anything other than firewood or charcoal.
Furniture
- Only customary outdoor patio or lawn furniture and accessories may be left outside.
- Tools, toys, and other such items must be stored inside or under the RV.
- No amplified sound is permitted outside of the Roundabout Circle.
- If you have a speaker or TV emitting sound, please keep it at a level only audible by your site guests.
- Do not remove picnic tables from any site.
- Please close awnings, canopies, and umbrellas when your RV is unattended.
- Strong winds can cause serious damage and/or loss of property to your site and other guests.
- Do not cut through sites, and please keep your possessions completely on your site.
Permitted Items
- Enclosed Cargo Trailer - Cargo Trailers are for cargo only (not living space).
- Temporary Outdoor patio furniture.
- Temporary drying Rack (for swimwear/towels only).
- Bicycles (No more than the number of guests registered on the site.
- Traditional grills.
Prohibited Items
- Unlawful weapons, fireworks, firecrackers, explosives, noisemakers of any kind, slingshots, bows & arrows, pellet guns, BB guns, toy guns, or anything that could be mistaken as a weapon.
- Tents or Tarps, Inflatable Pools or Hot Tubs, Outdoor Appliances, Perimeter Fencing, Indoor Furniture, Clothes Lines, Excessive Decor (in the discretion of management), Open Trailers, affixing anything to Trees.
- No amplified sound is permitted outside of the Circle.
- If you have a speaker or TV emitting sound, please keep it at a level only audible by your campsite.
- Motorcycles, loud diesel vehicles, or other vehicles with louder-than-normal exhaust may be operated inside the Resort during the posted quiet time.
Trash & Waste
- Trash pick-up at your site is scheduled between 8:00-11:00 am.
- For safety purposes, no glass containers/bottles are allowed away from an RV site, cottage site, or in any of the common or recreational areas of the Resort.
- Glass is recycled on site.
- Please separate any glass bottles or jars so that staff can easily take them to the recycling facility.
- Please help maintain a clean and tidy resort community by not littering.
- Trash dumpster stations and trash receptacles have been strategically placed throughout our resort property for your convenience.
- Place all trash in plastic bags before discarding it in the dumpsters.
- Please do not dispose of personal bagged trash in restrooms, laundry, clubhouse, and other building trash receptacles.
- Large trash cans are not allowed on your site.
- Dispose of each trash bag directly into a resort dumpster.
- Storing of trash/garbage in vehicles, especially trucks and open trailers, is not allowed.
- All sewer waste disposal hookups must be sealed with all hoses and connections free of leaks, and connections must be tight.
- Replacement sewer hoses and sewer donuts can be purchased at the Camp Store.
- The improper discharge of any wastewater (septic or gray water) is strictly prohibited.
- Formaldehyde products are not permitted under any circumstances.
Pets
- Pets are only allowed at pet-friendly cottages; please request at time of booking.
- Fee of $50 for 1 pet or $75 for 2 pets, with a maximum of 2 per cottage.
- Pet owners are required to bring a crate(s) for their pets and are responsible for pet clean-up and noise control.
- For the safety of our guests, pets must be up to date on vaccinations.
- We reserve the right to remove hostile and disruptive pets from the park.
- There is no pet fee for RV sites.
- Insurance prohibits the following breeds from being allowed in the resort: Pit Bull, Rottweiler, Boxer, Husky, Alaskan Malamute, Doberman, Chow Chow, Great Dane, and Saint Bernard.
- Pet pens are not allowed outside of the RV or cottages unless attended by the pet owner.
- At all times when a pet is outside of the RV or cottage, they must be on a leash (maximum 12').
- Pet owners must pick up and discard pet waste upon occurrence.
- Pet waste containers and liners are provided conveniently throughout the resort property.
- Pets must be taken to the on-site dog park when exercising your pet without a leash.
- There are also two different parks so that multiple sizes of furry friends can have the safest fun possible.
- The resort is pleased to have an on-site pet washing station for the convenience of their pets and pet owners.
- The resort does not allow pets, including service animals, to exhibit aggressive or unfriendly behavior toward either dogs/cats or humans.
- If your pet shows aggressive or annoying behavior, you will be asked to remove the animal from the resort property.
- No pets are allowed inside the Roundabout Circle; only pets that belong to the registered RV owner or their registered guests are allowed on the Resort property.
- Visitors to a reservation or those doing Park and Play are not allowed to bring pets.
- Pets are considered by the Resort to be domestic dogs and cats.
- Wildlife or any farm animal of any type is not considered a pet by the Resort and is not allowed.
Guest Responsibilities
- Any customer or guest destroying/damaging the resort or another customer's property will be required to make immediate, full restitution.
- If your RV has an electrical problem creating a problem with the resort's electric, and a certified electrician must be called, you will be responsible for the cost of the electrician's service call and damages.
- The resort shall provide utility hook-ups at the site for sewer, water, and electricity.
- Guests shall not make any alterations to any of the utilities provided by the Resort.
- The Resort's responsibility shall extend only to the point of connection, and the Resort shall not have any responsibility for the condition or functioning of any pipes, conduits, or wires from such point of connection of the guest's RV.
- Wastewater must be disposed of properly in the sewer connection provided at each RV site.
- The Resort reserves the right to disconnect utilities in order that repair, alterations, or additions may be made.
- Guests will be notified, when possible, of any planned utility system shutdowns.
- The Resort shall not be responsible for any loss suffered by any guest from planned or emergency shutdowns, or power or water outages through no fault of the Resort.
Grand Lodge, Event Rooms, Laundry Rooms, Restrooms, Showers
- Use of the Grand Lodge, event rooms, Sport Courts, arcade, mini golf, laundry rooms, restrooms, and showers is restricted to the registered guests and their registered visitors, all of whom must be wearing valid, QR code wristbands.
- Personal belongings may not be stored or left behind.
- All such items left behind will be discarded.
- Use of the Community Kitchen is limited to availability and subject to the guest reserving the space and signing the necessary use agreement in advance.
Wildlife
- Roundabout Oxford is situated adjacent to undeveloped woodlands.
- There is natural wildlife, including deer, rabbits, snakes, spiders, and other natural creatures indigenous to the area.
- Please observe the posted signs and do not use high voltage or excessively bright lighting at night.
- The Resort is not responsible for any personal injury or property damage caused by the wildlife.
- No license is required for fishing, and catch-and-release is required.
- Cast netting from the dock(s) is not permitted.
Health & Safety
- All posted signs regarding health, safety, ordinances, codes, and laws must always be observed and are strictly enforced.
- All public laws and ordinances shall be obeyed within the Resort.
- The RV owner should notify management should it become necessary.
- No hazardous material may be used, stored, or dumped on the site, nor disposed of in the central sewer system inside the Resort at any time.
- Absolutely no loaded firearms or fireworks are allowed on the Resort common property.
- All weapons shall be kept and stored in compliance with all applicable State and Federal Laws.
Fire Safety
- Fire safety is of the utmost importance at Roundabout Oxford.
- No campfires are allowed in the resort, except in the proper fire rings or community fire pits.
- An active/approved fire extinguisher is required in each RV.
- LP gas cylinders in good condition with valid certifications may be used with gas grills and heaters.
- When not in use, the cylinder(s) must be placed in secure storage.
- A charcoal grill is provided at each RV site.
- Charcoal once used and completely cooled should be placed in a plastic garbage bag and disposed of properly.
- No open flame equipment, other than fire rings and approved grills, is allowed.
Damages
- The Resort is not responsible for any damage or destruction of property or any injury to persons caused by the Guest or caused by his or her family, visitor, or pets.
- The Resort reserves the right to charge guests accordingly for any damage they cause to the grounds and/or Resort Facilities, including but not limited to broken water lines, damaged or missing sewer connections, cable/Wi-Fi lines, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, pet feces, etc.).
Photographs, Image & Likeness
- For security, marketing, and social media, entrance onto the resort property constitutes permission for the Resort to photograph any vendor, guest, or visitor while on Resort property and to use any resulting images or likeness of them for any lawful purpose, including promotional materials, without any further permission or payment to such vendor, guest, or visitor.
Evacuation & Other Adverse Conditions
- There are no refunds due to weather.
- However, vouchers may be given for mandatory evacuation.
- Management is not responsible for damage, injury, or loss to either person or property arising from or related to theft, weather, or acts of God.
- The Resort absolves itself from all liability and responsibility pertaining to loss by fire, theft, weather, acts of God, property damage, accident, or any other cause whatsoever, and guests and registered visitors agree to save, protect, and hold harmless Roundabout Oxford from all such liability.
Additional Policy for Cabins
Cleaning
- At your departure, the Cabin must be left in a reasonably clean condition (broom swept), garbage must be removed from the Cabin and placed at the curb, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, refrigerator, stove, and countertops are to be wiped clean.
- If these tasks have not been satisfactorily performed, we may charge your credit card or debit card with a $75.00 cleaning fee.
- If you leave the Cabin in an unreasonably filthy condition, permit a pet to occupy a Cabin not designated as pet-friendly, or smoke in a Cabin, we may charge your credit card or debit card on file with us for the cost to professionally clean the Cabin ($250 minimum charge).
Damage
- All damage to the Cabin, whether caused by you, your Guests or pets, must be disclosed to the Park registration office immediately, and in any event, no later than at checkout.
- All damage occurring to the Cabin during your stay will be charged to your credit card on file with us after a thorough inspection has been made by Park Management.
- Damages for which you will be responsible include, but are not limited to: lost key(s); broken/lost TV/DVD/AC remote controls; broken items; broken windows; discharged fire extinguishers (if not used for a fire); damaged, dented, bent, or scratched appliances, furniture, cabinetry, pots, pans or dishes; ripped, torn, burns, or other markings or stains on carpet, rugs, drapes, towels, walls, blankets, linens, bedding, mattresses or covers; marks or holes in walls, any damage to the outside of the unit, including decking, stairs, roofing, utility hookups, grills and firepits, if any; and any damage to the premises, including to landscaping and any and all other equipment or improvements.
- Damages for which you are responsible include all costs of repair and replacement, including materials, labor, taxes, and other applicable charges.
Long Term Stays (30+ Days)
- On a recurring basis, Park Management shall be permitted to conduct inspections of the Cabin for routine maintenance, cleanliness, and appropriate use with at least 48 hours’ notice, or immediately and without notice in the event of an emergency, a real or suspected safety threat to any Park personnel or guest, or any actual or suspected unlawful activity.
Management Rights & Enforcement Policy
- Roundabout Oxford retains the right to alter and or modify any of the rules and regulations at any time in keeping with the fairness and best interest of all affected parties.
- Management's decisions in all disputes are deemed final.
- Violation of these rules and regulations that result in damage or destruction of Roundabout Oxford property or threaten the health, safety, and welfare of Resort guests or visitors, or their property, will result in the termination of the violator(s)and guest(s) stay.
- Resort management reserves the right to terminate guests' stay for any reason at any time.
- Management's decisions in all disputes are deemed final.
- Resort Properties LLC d/b/a Roundabout Oxford RV & Water Resort retains the right to alter and or modify any of the rules and regulations at any time in keeping with the fairness and best interest of all affected parties.
Cancellation Policy
Cancellation & Refund Policy
- We accept cancellations by phone.
- We do not provide credits or refunds for inconveniences caused by weather conditions.
- Changes to reservation arrival or departure dates made outside of the cancellation window (2+ weeks for Campsites and 3+ weeks for Lodging Rentals) will result in a one-time courtesy change, and every change made thereafter will be charged a $15 service fee.
- Changes made to decrease occupancy or pets resulting in a credit owed will result in the issuance of a Camp Credit.
- Camp Credit will remain active on the user account and will expire one year from issuance.
- Reservation arrival or departure dates may not be changed inside the cancellation window.
Campsite Refund Policy
- 2+ weeks, refund less $25 cancellation fee or full refund issued in camp credit.
- 1+ weeks, 50% of the reservation is issued in camp credit, and 50% of the reservation is forfeited.
- Less than 1 week, full reservation forfeited.
Cabin Refund Policy
- 3+ weeks, refund minus $25 cancellation fee or full refund issued in camp credit.
- 2+ weeks, 50% of the reservation issued in camp credit, and 50% of the reservation forfeited.
- Less than 2 weeks, full reservation forfeited.
Golf Cart Refund Policy
- 1+ week, refund less $10 cancellation fee issued in camp credit.
- Less than 1 week, full reservation forfeited.
Cabanas
- If inclement weather makes the water park unavailable for a total of 4 or more hours on your rental day, you can select a voucher of the same price or reschedule to an available date (based on availability).
Refund Limitations and Conditions
- Refunds are prohibited for no-shows, weather conditions, voluntary departures, or evictions.
- Any refund processed will be refunded in the same form that it was originally paid, or a reservation credit can be issued towards a future stay to be used within one year from the date the reservation credit was issued.
- All refunds processed via credit/debit card will be processed back to the original credit/debit card used, no exceptions.
No Show Policy
- Reservations will be held until check-out time on the day following your scheduled arrival.
- Failure to check in will result in the complete forfeiture of payment.
Early Departures
- Early departures for any reason are not eligible for refunds.
Payment Policy
- Payment is due in full at the time of booking.
- We gladly accept Visa, Mastercard, Discover, and American Express.
- All outstanding balances are due no later than 30 days prior to arrival.
- Any outstanding balances that remain 29 days prior to arrival will automatically be charged to the payment method used for the initial deposit without additional notice.
- Any declined final payments will be cancelled, subject to the cancellation policy.
Change Policy
- Changes to reservation arrival or departure dates made outside of the cancellation window (2+ weeks for Campsites, 3+ weeks for Cottage Rentals, and 5+ weeks for Lodging Rentals of 8 or more people) will result in a one-time courtesy change, and every change made thereafter will be charged a $15 service fee. (See specific policy above.)
- The guest is responsible for any resultant difference in rates.
- Changes made to decrease occupancy or pets resulting in a credit owed will result in the issuance of a Camp Credit.
- Camp Credit will remain active on the User Account and will expire one year from issuance.
- Reservation arrival or departure dates may not be changed inside the cancellation window.
Weather & Emergency Cancellation Policy
- Roundabout Oxford’s cancellation policy may be adjusted in the sole discretion of management, in the event a natural disaster, such as a tropical storm watch/warning, ice storm, or hurricane, is issued for the resort area or the guest's residence within 48 hours of the reservation arrival date.
- It also applies if there is a mandatory evacuation and the resort will be closed for an extended period.
- All Spot2Nite reservations require payment in full at the time of booking.
