Rules

Registrations and Arrival Check-In Procedure - Check-in time for the RV is 2:00 pm. - Check-in time for the Yurt / Cabin is 4:00 pm. - Check-out time for RV, Yurt, and Cabin is 11:00 am. - While each park attempts to accommodate your exact spot request, the onsite manager has the ultimate decision for spot placement. Approved RVs - Class A, B, and C motorhomes, 5th wheels, hard-sided travel trailers, hybrid travel trailers, toy haulers, hard-sided truck campers, pop-up campers, and teardrop campers are approved. - All RVs must be factory-built, registered, well-maintained, and leak-free. - Proper leveling and support are required with chocks on tires while parked at your site. - Parking and leveling accessories are available for purchase at Alpen Market or Alpen Grab & Go. - Tent camping and tent trailers are not permitted. RV Age - 15 Year Rule - RVs over 15 years old require pre-approval to ensure they meet our safety and condition standards. - Please email photos of your RV within 48 hours of booking. - Unapproved RVs may be denied entry. Resort Fee - $15 per day plus tax per accommodation or site for stays of 7 days or less. - Reach out directly to the Alpen Bluffs Management Office for resort fees in excess of 7 days. - The resort fee includes the following amenities and services for registered guests: - Alpen Bluffs planned activities and entertainment. - Discounted rate to Inukshuk Shores (reservation required). - Discounted rate for Alpen Point Mini Golf. - Resort pool area (Bluff Club) for registered guests only. - Alpen Park Recreational Area, including lawn games, volleyball, horseshoes, gaga ball pit, playground, jumping pillow, table tennis, and picnic area for registered guests only. - Bark Park and Pickle Ball Courts for registered guests only. - Free Wi-Fi. - Coupon for 20% off Alpen Bluffs Apparel in Alpen Market. - Some activities may have a materials or craft fee. Trash & Dumpsters - Dumpsters are for resort guest household trash only during your stay. - Please place all refuse in designated dumpsters near the park entrance on the east side of Little League Drive. - All refuse must be physically placed within the dumpsters. - Failure to place refuse in designated dumpsters or leaving it at your site upon check-out will result in an additional clean-up charge of $100 for anything in excess of a full 4-gallon trash bag. - All guests are required to maintain a clean site, clear of debris and trash at all times. - Trash is not permitted to be left outside at any site overnight. Quiet Hours - Quiet hours are 11:00 pm until 8:00 am. - Children under 14 must return to their site by 10:00 pm. Speed Limit - Speed limit is 10 mph. Prohibited Items - Generators, tents, overnight exterior lighting, fireworks, firearms, clotheslines, grills on picnic tables (other than in designated picnic areas or grills affixed to an RV), permanent utility connections, digging, poles, stakes in ground, flags with political or offensive material, fencing, ORVs (including ATVs, SxS, UTV, Quad), and snowmobiles are prohibited. Grills - Notwithstanding prohibited grills above and built-in RV grills, any standalone gas or charcoal grills must be 15 feet away from any combustible structure, including vehicles and RVs. Children / Minors - Parents and guardians are responsible for the appropriate behavior of their children and for being aware of where their children are and what they are doing at all times. - Children under the age of 14 must be supervised at all times by a responsible adult. - Parents or guardians will be held financially liable for damage caused by their children. Bicycles, Rollerblades, Skateboards, Scooters (Non-Motorized) - Guests who elect to ride a bicycle, rollerblades, skateboard, or scooter must wear a helmet. - Riding is only permitted on designated roadways, and nighttime riding must be avoided. - Do not park or ride on grass, near bathhouses, or on amenities such as pickleball courts, playgrounds, pool areas, or landscaped areas, other than in designated bike rack parking areas. - Children under 14 must be supervised by someone 14 or older at all times. Motorized Micromobility Vehicles - For the safety of all guests, the use of motorized micromobility vehicles, including but not limited to electric unicycles, one-wheels, electric skateboards, hoverboards, and e-scooters, is prohibited on our property. Drones - Drones are not permitted on resort property unless approved by resort management and a mutually agreed-upon drone agreement is executed and in place. Trailers - Tow trailers are not allowed on any site. - We offer complimentary parking in our gravel lot just east of Little League Drive. - Please notify us at check-in if you need a golf cart escort to your site. Golf Carts - All golf carts must be registered at check-in, and a separate waiver acknowledging rules and regulations must be signed. - A golf cart permit is required and must be obtained from the Welcome Center and displayed on the cart during the extent of a guest’s stay. - Drivers must be at least 18 years old, including privately owned golf carts. - Privately owned golf carts must provide proof of liability insurance with minimum coverage of $25,000 per person, $50,000 per accident, and $10,000 property damage. Laundry Facilities - Hours of operation are posted. - Please do not leave unattended laundry. - To ensure fair use, only one washer or dryer may be used per party at a time. - Please follow all posted laundry facility guidelines. Sewer Connections - All sewer connections must use a rubber donut or watertight collar. - These items are available for purchase at Alpen Market or Alpen Grab & Go. Firewood, Firepits, Fire Rings - No outside firewood is permitted. - Firewood may be purchased at the office for delivery to your site. - Fire pits may be used for wood fires only. - Active fires must be attended to at all times, including the proper extinguishing of a fire at a guest’s designated fire pit. - Fires must only be maintained within the designated fire pit. - Burning trash or overloading the fire pit is not permitted. - Damage to a fire pit is the guest's responsibility and may result in additional charges or fees. - All other firepits, including portable gas firepits, are prohibited. Mail & Package Service - We do not offer mail or package delivery service. - Please make alternative arrangements for deliveries. - Mail or packages sent to the resort may be returned to the sender unless arrangements are made with the Front Desk at the Welcome Center. - Package acceptance may include additional service charges. Maximum Occupancy - Each reservation is based upon a baseline occupancy limit. - The occupancy limit for RV sites and cabins, including registered guests and visitors, is 8 people. - For yurts, the occupancy limit, including registered guests and visitors, is 6 people. Pet Policy - A maximum of two non-aggressive pets per RV site is permitted, with an executed pet agreement required to be on hand with Alpen Bluffs Outdoor Resort at least 14 days in advance of your reservation date. - The pet fee is $10 per pet per reservation. - No pets are allowed in the resort’s cabins or yurts, and are only allowed for RV sites. - Pets must be leashed at all times with a 6-foot leash maximum and current on vaccinations. - Pets cannot be left unattended outside of your RV. - Whether left within your RV or outside with a guest’s supervision, excessive barking or aggressive behavior will not be tolerated. - If recurring pet violations occur, a resort guest may be asked to leave without a refund for the balance of their stay. - Service animals are exempt from these rules. - Pets are not permitted in resort buildings or pool areas and cannot be leashed to any resort structure, including but not limited to an RV site utility pedestal. - Pets may be off-leash within the resort’s Bark Park area, located on the southern end of the resort. - All guests are required to clean up after their pets and dispose of waste properly. - Construction of temporary pet cages or fences is prohibited. Pool - Lifeguards are not on duty at the pool. - All swimming is at your own risk at any water feature at the resort. - Children under 14 must be supervised by an adult. - Please follow all posted pool rules. - Floatation devices are recommended for young children. - Pool access is limited to registered guests. Inukshuk Shores Waterpark - Access to the swimmable pond requires a supplemental guest pass for purchase. - Passes may be acquired online at www.inukshukshores.com or at the Inukshuk Shores ticket window. - With the purchase of a ticket, all guests, regardless of age, are required to sign a waiver, complete an inflatable safety briefing, and wear a life-jacket to gain access to the pond, including access from the beach area. Visitors - All visitors must register at the front desk of the Welcome Center and obtain a day pass for a fee of $10 per person. - Children ages 5 and under are free. - Registered guests are responsible for their visitors and any damage they cause. - Please ensure your visitors are aware of resort rules. - Any damage caused by guests or visitors will be the guest's responsibility. Resort Guest Vehicles - Each site allows parking for one RV and one vehicle. - Oversized vehicles must use visitor parking. - Please do not park on patios, grass, other sites, or roads. - A second vehicle pass is available for $25 per day when available. Visitor Vehicles - Visitor parking permits are only available to registered visitors and cost $25 per day per vehicle. - Visitor parking is only available in the resort’s spill-over parking lot, located on the east side of Little League Drive, near the cart barn. - Permits must be displayed on the dashboard. - Visitors must park in designated areas and depart by 11 PM. Accidents / Incidents - All facilities are used at your own risk. - Any accident or incident must be reported to resort management as soon as possible, to the Management Office in the Welcome Center during the next available office hours, but no later than 24 hours after the accident or incident. Guest and Visitor Removal - Guests and visitors may be ejected from the property for the extent of a reservation, or permanently, depending on the severity of the infraction, for issues pertaining to, but not limited to, illegal drug use, intoxication, profanity, loud, foul, threatening, or vulgar language, or immoral conduct. - Management reserves the right to interpret, adjust, make, and enforce rules deemed necessary for operations for the safety, convenience, comfort, and enjoyment of its guests. - Management reserves the right to eject guests and visitors from the resort grounds without a refund for violating park rules, destroying property, wildlife, or vegetation, engaging in detrimental conduct, or creating a disturbance. Resort / Individual Property Damage - You are responsible for payment resulting from damage or destruction to any property caused by yourself or members of your party. - The owners and staff are not liable for loss or damage of personal property or injuries to any occupant of any age, or damage to any vehicle or personal equipment. - A service fee of $20 per hour, in addition to any material replacement cost, will be charged for repairing any damage to park property caused by negligence. Vendors - The sale or solicitation of any products, including souvenirs, food, or merchandise, is strictly prohibited. - "For Sale" signs are only permitted on personal campers and vehicles. Video / Camera Surveillance - The property is monitored in amenity areas for security purposes. Media Consent - Photography and videography may occur at Alpen Bluffs Outdoor Resort for marketing and operational purposes. - By entering the property, you consent to the use of your image, likeness, and voice in photos and videos. - This includes, but is not limited to, publicity, advertising, and website content. - Alpen Bluffs Outdoor Resort and its agents retain ownership of all such content. - Please reach out to resort management for any questions. Smoking - Smoking is prohibited in and around all resort amenity areas and all resort buildings. - Smoking is only allowed in a designated smoking area as defined by the resort or at an individual RV site. - If a guest smoking at an individual site interferes with the health, welfare, and enjoyment of another neighboring guest, Alpen Bluffs Resort staff may restrict smoking at your designated site following a courtesy notification. - Smoking is prohibited in and around all resort cabins and yurts at all times. - If any smoking was deemed to have occurred during a guest’s stay in a cabin or yurt, the resort guest is subject to ejection from the resort and subject to a cleaning fee of $500. Gate Access - Gate access codes are not to be given to any visitors or non-guests. - Violation of this resort policy is subject to ejection from the property and forfeiture of the balance of your reservation. After Hours Check-In - Any guest who may arrive after the Welcome Center's hours of operation is required to reach out to the Front Desk at least 24 hours prior to arrival to acquire gate access and check-in instructions. - If any guest planned to arrive prior to the end of Welcome Center hours and is running behind, please advise the Front Desk prior to the end of daily office hours to acquire gate access and check-in instructions.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
