Check-In Procedure
- Check-in time is after 2 pm, we will try to accommodate you for early check-in and will notify you via text.
- Check-out is at 11 am, to help us get ready for the next guest please make sure to check out on time.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Additional Deposit
- Additional deposit and minimum nights are required for holiday weekends, Fantasy Fest, Christmas, and New Year's.
Reservation Policy
Daily Reservations
- The first night’s deposit is required for reservations up to 7 nights.
- For reservations from 8-28 nights we require 20% of the total amount, the balance of your reservation will be charged to your form of payment on the scheduled day of arrival.
Monthly Reservations
- All monthly reservations have a $250 non-refundable deposit upon booking.
- For reservations longer than one month, an additional non-refundable deposit of $250, is required for each subsequent month.
- During December, January, February, and March, the balance for each month is due a month in advance including a month before arrival.
Fantasy Fest
- 2-night minimum paid in full at time of reservation and is non-refundable
Holidays
- Christmas/New Years break from December 20 – January 2, Memorial Weekend, 4th of July, Labor Day Weekend:

Parking Policy
- Only one vehicle is allowed per reservation and must fit in your site, additional vehicles must be parked outside the property.
Pet Policy
- We allow pets at the charge of $1.00 per pet per night.
- We love all furry friends at our Campground RV sites!
- Pets are not allowed at our vacation rental units.
- Unfortunately, due to insurance reasons, Pit Bulls, Rottweilers, Doberman Pincers, Chows, Wolf Hybrids, and German Shepherds are not permitted at our campground.
- If your pet is prone to being aggressive, we may ask you to leave the property with respect to other campers.
- All pets must be kept on a leash no longer than 6 feet and under the owner's supervision at all times, you are required to clean after your pet.
- If your dog barks constantly while you are out, our office will contact you and if barking continues you may be asked to leave in respect to other campers.
Campground Disclaimer
- At Leo's Campground, we only offer RV sites.
- The RVs must be self-contained, and ready to connect to full hook-up.
- We do not have a bathhouse on the premises.
- This property is privately owned.
- The camper accepts camping privileges with the understanding that he does hereby release the campground, its officers, and employees of all liability for loss or damage to property and injury to his person arising out of his use of its camping facilities, and agrees to indemnify the campground, its officers and employees, against claims resulting from loss or damage to property or injury to the person of any member of the family or guest of the registered camper arising out of the use of its camping facilities.
Cancellation Policy
Campground Cancellation Policy
- Our cancellation policy applies the same during hurricane season unless mandatory evacuation for tourists has been issued for Monroe County or you live in an area that has been directly impacted by a named storm.
- Otherwise, we advise our customers to get travel insurance to protect them if they want to cancel their reservation due to other circumstances.
- Cancellation Policy for RV sites Memorial Day weekend, 4th of July, Labor Day weekend, Fantasy Fest, Christmas, and New Year Break Your deposit/ payment is non-refundable in the event of a cancellation you must contact our office a month before the date of arrival to avoid the balance being charged to your credit card.
- For cancellations done within the month of the date of arrival, the deposit/payment is non-refundable If you do not call to cancel you are still responsible for the balance of your reservation and your credit card will be charged for your balance.
- To avoid this charge you must call our office anytime before the arrival date to cancel your reservation.
- Leaving early; there are no refunds or prorations if leaving early, and there are no exceptions.
- There is a 4-night minimum a 50% nonrefundable deposit and a 50% nonrefundable balance to be paid one month prior to the date of arrival otherwise we reserve the right to cancel your reservation.
Cancellation Policy for Daily Reservation
- Our cancellation policy is one month prior to arrival.
- Every cancellation done one month prior to arrival will have a $25.00 booking fee and it will be deducted from your deposit.
- Your deposit becomes non-refundable within the month prior to arrival.
- In the event you must cancel your reservation within the month we advise you to call us to cancel, otherwise, the remainder balance of your reservation will be automatically charged on the date you are scheduled to arrive.
Cancellation Policy for Monthly Reservation
- A non-refundable deposit of $250 per month is required at the time of booking.
- For stays during December, January, February, and March, the full balance for the first month must be paid one month before your scheduled arrival.
- If your stay extends beyond one month, subsequent months' balances are due one month before each new month of your reservation.
- Please note, that all deposits and payments are non-refundable.
- All Spot2Nite reservations require payment in full at the time of booking.
