What is your pet policy? - We are a small and snug park, and to ensure a safe and comfortable experience for all our guests, our pet policy will be strictly enforced. - Breed restrictions (including mixes): Pit Bull, Staffordshire Bull Terrier, Rottweiler, Doberman Pinscher, Mastiff, not allowed. - Any aggression will not be tolerated, regardless of breed. - Maximum of 3 pets per site. - Must be on leash at all times. - At the sole discretion of management, if a pet is deemed to be aggressive, dangerous, or loud, you and your pet will be requested to leave the premises. - Misrepresenting a pet as a service dog is a misdemeanor under California Penal Code Section 365.7. - Violators may face fines up to $1,000 and/or imprisonment for up to six months. How big are your sites? - All of our sites are snug fits. - During booking, your RV length and slide-outs will filter available spots, but you will still be tight, and depending on the site, you may have very limited outdoor space. What are your RV standards? - Surf vans / Camper vans / Class-B motorhomes of any length are perfect for our park. - Large 5th-wheels and toy-haulers over 35’, large travel trailers of 38’, large Class-C and Class-A diesel pusher motorhomes may feel very cramped in our narrow sites, but do fit. - We cannot accommodate: Skoolies, car camping, pickup truck camper shell camping, or tent camping, or tiny houses. - All other RVIA-certified RVs are fine. - Be accurate when inputting your RV style, length, width, slide-outs, and needs; the reservation system will show you if we can accommodate your stay. - Make sure you account for your tow vehicle! - RVs must be clean, presentable, and in full working condition. - RVs with damage to the exterior unit, including but not limited to broken windows, dents, rust, exposed wiring, missing panels, repairs using tape, tarps, or an unsightly appearance, are not suited for this park and will be denied entry. What kind of hook-ups do you have? - All sites are full hook-up (FHU) with power connections for 50/30/20amp service, and city water and sewer at each site. - All wastewater, including greywater, must be disposed of through the sewer hookup. - We do not allow composting, incinerating, or any other non-standard toilets. How many occupants per site? - 4 people per site included. - Additional occupants are $15 per person, per day, with a maximum occupancy of 6. How many vehicles per site? - At-site parking is limited to 1 vehicle, parked directly in front of your RV. - We have very limited additional parking. - Please reach out to the office for availability and the fee for an additional vehicle. Do you allow visitors? - Yes, but they must be pre-registered in person by the current guest; we recommend doing so at the time of check-in. - Overnight visitors are $15 per person, per night. - No visitor parking available—they must street park on Portola. Do you offer: - EV Charging - No. Unauthorized charging incurs a $50/day fee. - Wifi - Yes, it is complimentary, but we cannot guarantee Wifi performance for school/job/work-related purposes. - Laundry facilities - One washer & dryer onsite. - Restrooms/Showers - Separate men’s and women’s facilities, each with a single shower. - Cable TV - No. - Propane sales - No. - Fire pits/charcoal BBQs / allow wood fires - We do not allow wood fires or charcoal BBQs, but you are welcome to use your own propane grill or propane fire pit. - Picnic tables - Unfortunately, we do not, due to limited space. What are your sites like? All Sites - Are back-in, except 13, a pull-fwd, as utilities are on the opposite side; and 16, which is a pull-thru - Full hook-up (FHU) with connections for 50/30/20amp RVs. - City water and sewer at each site - Free WiFi throughout the park — we cannot guarantee performance for work or school. - Most sites are level gravel (15, 16 paved) - One motor vehicle per site, parked in front of your rig within your site boundaries - We’re a tight community in Santa Cruz, and so are our sites Snug Sites - Compact sites perfect for campervans and small teardrops. Works well for no slides, no awnings. Standard Sites - A great fit for mid-size trailers + tow and mid-large motorhomes. - A variety of widths can support slides on at least 1 side. Standard Plus Sites - Our longest sites are available to accommodate most modern RVs, 5th wheels, and motorhomes with slides on both sides. Parking - Sites #1-3 and 13-16 have adjacent or perpendicular parking within your space. - All other sites require your vehicle to be parked in line, directly in front of your RV within your site, without blocking the driveway for other guests. - Your space comes with parking for your rig and 1 vehicle. - Parking for a second vehicle is an extra charge and must be booked through the office in advance of your stay. These Policies are here to help ensure a safe, respectful, and enjoyable stay for everyone. We appreciate your cooperation. Guests who do not comply with Park Policies may be required to leave the Park without refund. GENERAL PARK RULES QUIET HOURS: 10:00 PM – 8:00 AM. Exterior RV lights off by 10:00 PM. No loud music, generators, TV, or outdoor activities that disturb neighbors. CHECK-IN: 1:00 PM – 6:00 PM. After hours allowed with prior management approval. Early check-in may incur fees. Online acceptance of our Policies is required prior to arrival and check-in. CHECK-OUT: 12:00 PM. Late check-outs require approval and may incur fees; any check-out after 4:00 PM will be charged one night’s rate. TERM & FEES: ● 21-day maximum stay for all direct and online bookings. ● Rates are subject to change at any time. Payment via cash or credit card via online reservation system. ● Daily/weekly rate includes utilities. For monthly terms, electric utilities will be billed monthly at cost for the previous month's usage. Learn to read your electric meter and monitor your usage. ● Deposit: $500 for monthly terms ● Returning Occupants: Must vacate for a minimum of two nights between terms. ● Taxes: 12% transient occupancy tax (TOT) will be added to all rate charges for terms of 30 days or less. CANCELLATIONS & CHANGES: ● 14+ days before check-in: Refund minus a cancellation fee of 3.5% of the reservation or $40, whichever is greater. ● 7–13 days before check-in: 50% refunded. ● 6 days or less, no-show, or after check-in: No refund. ● Holidays & special events: No refund at any time. These can't be moved and no value carries forward. Shortening forfeits payment for the removed nights only. ● Shortening or reducing sites: The cancellation schedule applies to the value of whatever you remove, based on timing. ● No refund after check-in. Date Changes (same length of stay; once per reservation; subject to availability) ● 14+ days out: $35 change fee. Your value carries to the new dates at current rates — pay the difference if higher; no refund if lower. ● 7–13 days out: A 25% change penalty applies; the remaining 75% is held as credit toward new dates booked within 90 days. No cash refund. ● 6 days or less, no-show, or after check-in: Treated as a cancellation — no refund and no credit. VEHICLES & SITE STANDARDS VEHICLE & OCCUPANCY RULES: ● We DO NOT allow: Tent camping, car camping, school bus conversions, pickup truck camper shell camping. ● Maximum Occupancy: 4 persons included, additional people or overnight guests subject to additional person, per-day fees. ● RV Requirements: Must be operable, registered, and able to move or have a tow vehicle. ● Parking: Each site includes parking for one vehicle only, within the marked space, in front of your RV if it does not obstruct traffic. Extra parking is very limited and is an additional fee and can be purchased by contacting the office. Visitor parking is not available inside the park. Visitors must park down on Portola or nearby side streets. ● All visitors must be pre-registered by the current Occupant onsite, we recommend doing so upon initial arrival. ● EV Charging: Subject to management approval. Violations will be charged $100/day fee. ● Speed Limit: 5 mph throughout the park. All roads are fire lanes and must be kept clear at all times. RV STANDARDS: ● Each Occupant must own their own functioning self-contained recreational vehicle and utilize hook-ups appropriately. ● Must be RVIA-certified, commercially manufactured Class A, B, C, 5th wheels, travel trailers or Sprinter/camper vans conversions. ● Not allowed: Tent camping, School buses, car camping, pickup truck camper shell camping. These do not contain the required Life Safety Equipment that you find in a Commercially Manufactured RV. ● Appearance: Must be clean, presentable, and in full working condition. RVs with damage to the exterior unit, including but not limited to, broken windows, dents, rust, exposed wiring, missing panels, makeshift repairs using tape, tarps, or unsightly appearance are not suited for this park and will be denied entry. ● No composting toilets, incinerating toilets, or any other non-standard toilet systems. Only standard RV toilets connected to the park's sewage system are permitted. ● Age Restriction: RVs must be no older than 15 years for monthly terms. Exceptions may be granted with management approval for fully restored, vintage, metal-only trailers. ● Prohibited: Fencing or barriers/rope, wire, or string attached to any vehicle, (including clotheslines), poles, car canopies, rain tarps or other coverings, skirting and sheds are not allowed without prior approval and must be movable at any time (no permanent structures). SITE STANDARDS: Occupants must store all belongings inside their RV. You are generally allowed to have a table, two chairs, a gas BBQ, and a few plants outside and it must be in the confines of your space. Outside appliances, and other electrical apparatus, are prohibited. This includes but is not limited to indoor and outdoor electrical heaters. No running waterfalls or any chimes or noise items allowed. Outside (Indoor/Outdoor) carpeting permitted if in one piece and maintained in good repair. PET POLICY We are a small and snug park. To ensure comfort and safety of all our Occupants, the following rules will be strictly enforced: The following breeds and their mixes are strictly prohibited: Pit Bull, Staffordshire Bull Terrier, Rottweiler, Doberman Pinscher, Mastiff Requirements & Restrictions ● Maximum 3 pets per site without prior approval ● Pet owners must maintain liability insurance for any injury/damage ● No exotic animals, farm animals, or non-domesticated pets permitted ● Misrepresenting a pet as a service animal is a misdemeanor under California Penal Code Section 365.7. Violators may face fines up to $1,000 and/or imprisonment for up to six months Rules of Conduct ● Pets must be leashed (maximum 6 feet) and under control at all times ● Immediate cleanup of pet waste required ● No pets left unattended outside or tied up ● No excessive barking or aggressive behavior ● Pets not permitted in bathrooms, laundry room, or common areas (except service animals as defined by law) Pets are allowed solely at management's discretion. Management reserves the absolute right to: ● Deny any pet deemed aggressive or unsafe ● Require immediate removal of violating pets ● Terminate occupancy without refund for policy violations The park assumes no responsibility for pet-related incidents. Pet owners are fully responsible for any injury, damage, or disturbance caused by their pets. Failure to control pets may result in removal by animal control authorities. OTHER RULES Do not dispose of ANY material, including plants and soil, in the riparian creekside area behind your space. This is a violation of County environmental ordinance and will be strictly enforced. Do not leave any food outside, or feed any wild animals. CAMPFIRES & OPEN FLAMES: ● Strictly prohibited. No charcoal grills, bbqs, open fire pits or wood-burning fires allowed. ● Portable propane fire pits only and grills are allowed. FIREWORKS are strictly prohibited. MAIL: Personal mail will not be accepted. It will be returned to sender for incorrect address; Occupants must get a post office box at the local post office or UPS store. COMMERCIAL ACTIVITY: No commercial activity allowed. Subletting/Airbnb is not allowed. SMOKING: There is no smoking allowed within 25’ of the nearest trailer, restroom, laundry area, or common space. Smoking is not allowed in or near restrooms or laundry area. Please do not throw cigarette butts on the ground. WATER RESTRICTIONS: ● One water hookup per RV. No additional hoses allowed. ● No washing of RVs/cars, or running water features. BATHROOMS: ● Code-access only (do not share codes with non-Occupants). ● Bathrooms are not for private use–respect shared facilities. No sexual activity in bathrooms. ● No flushing of wipes, feminine products, or foreign objects. SAFETY, MAINTENANCE & ENFORCEMENT TRASH & RECYCLING: ● Trash must be bagged and placed in dumpsters. ● Recycling bins (blue) & green waste bins (green) must be used properly. ● Large item disposal is the Occupant’s responsibility. Violations will be fined $50 per item for anything left on the roadside or at dumpsters. REPAIRS & MAINTENANCE: ● RV & vehicle repairs are not allowed (except emergencies with prior approval). ● Sewage & water leaks must be repaired within 7 days. ● No car or RV washing in the park, no car repairs / oil changes. SEWAGE & UTILITIES: All wastewater must be disposed of through the sewage system using watertight/airtight connections. Strictly Prohibited: Flushing wipes, diapers, hygiene products, paper towels, or any object other than toilet paper. The Occupant is liable for damages and clogs caused by prohibited items. Spills or dumping sewage on the ground will result in a minimum fine of $100 per occurrence. Service connections are the Occupant's responsibility; a sewer hose elbow is required, and a water pressure regulator is strongly recommended. CONDUCT & DISRUPTIVE BEHAVIOR: In a snug park like ours, courtesy is the best strategy. Please be a good neighbor. ● Zero tolerance for drugs, alcohol use outside RVs, weapons, violence, public intoxication, excessive noise, lewd or inappropriate sexual conduct, reckless driving, or threats to others. ● Motorized/non-motorized scooters, skateboards, or other unauthorized vehicles are not allowed. ● All federal, state, and local laws must be obeyed. Loud, disruptive parties or failure to comply with management warnings will result in removal from the park. ● Occupants are responsible at all times for the supervision, conduct, and behavior of their children and guests. Disruptive behavior by any person in an Occupant’s party may result in removal from the Park. Unresolved safety issues, whether to life or property, are grounds for termination of occupancy at the sole discretion of management without refund of fees. SERVICE: Management reserves the right to refuse service, grant exceptions, or enforce Policies at its discretion, and to modify rules, regulations, or fees as needed. By agreeing to these Policies, Occupant consents to the use of photographs or video taken by Beach RV Pleasure Point staff that may incidentally include Occupant, guests, or property, for Park-related purposes only. No images will be sold to outside entities. Occupant and Occupant’s guests further acknowledge and consent that audio and video recording and surveillance may be used in the Park office and certain common or operational areas for legitimate business purposes including safety, security, incident documentation, training, theft prevention, guest-service verification, and dispute resolution. Recording may occur only in areas where notice is posted and where there is no reasonable expectation of privacy under California law. All recordings remain the property of Beach RV Pleasure Point. COMPLIANCE WITH LAW & POLICIES: “Occupant” includes all occupants, tenants, or residents as defined under California Recreational Vehicle Occupancy Law (Civil Code § 799.20 et seq.). Occupants and their guests may use the Park only in compliance with these Policies and all applicable laws. Occupant acknowledges that normal, day-to-day disturbances may occur due to the close proximity of other guests. Any violation of these Policies constitutes a public nuisance and may result in termination of occupancy. TRESPASSING: Management reserves the right to control access to the Park and to remove or trespass any person who is not an approved Occupant or guest, or who Management deems disruptive, unsafe, or objectionable. This includes, but is not limited to, persons who violate Park rules, engage in criminal activity, threaten or harass others, or who were previously removed from the Park for any reason. ASSUMPTION OF RISK; LIMITATION OF LIABILITY; INDEMNIFICATION Use of the Park, Park facilities, and RV sites is at Occupant’s own risk. Owner and Management are not liable for loss, theft, or damage to property, or for personal injury or death to Occupant or any member of Occupant’s party, guests, or invitees, arising from use of the Park or its facilities, defects in improvements, accidents, fire, weather, water, theft, or acts of third parties, except to the extent caused by the negligence or willful misconduct of Owner or Management. Occupant is responsible for the conduct of Occupant and all persons in their party and for any damage they cause to the Park, facilities, sites, or other property. Occupant agrees to indemnify, defend, and hold Owner and Management harmless from all claims, demands, damages, losses, liabilities, costs, and expenses, including reasonable attorney fees, arising out of Occupant’s or Occupant’s party’s use of the Park, except to the extent caused by Owner or Management’s negligence or willful misconduct. NOTIFICATION: Signs, posted notices and directives of Beach RV Pleasure Point management must be obeyed. Pursuant to California Civil Code Section 799.22 through 799.25, and 1866, Occupants and their recreational vehicle may be removed from the premises without judicial hearing after service of a 72-hour notice, if the owner or occupants of said vehicle who has been in the park for 30 days or less, has either: (1) failed to pay for his/her occupancy in the park, (2) failed to comply with the park’s rules and regulations, or (3) failed to vacate on a specified date.
